Los datos muestran un cambio de tendencia en el mercado de oficinas en el tercer trimestre de este a\u00f1o.<\/strong><\/em><\/p>\n<p style=\"text-align: justify;\"><strong>Santiago noviembre, 2022 &#8211;&nbsp;<\/strong>Luego de 10 trimestres con una capacidad de arriendo del mercado en oficina clase A (premium) menor a los proyectos que ingresaban, entre los meses de junio y septiembre esto se revirti\u00f3. Las comunas de la Regi\u00f3n Metropolitana como Las Condes muestran un incremento, junto con las comunas de \u00d1u\u00f1oa, La Reina y Maip\u00fa que reflejan un crecimiento incipiente. Sin embargo, la vacancia se mantiene en dos d\u00edgitos.<\/p>\n<p style=\"text-align: justify;\">Esteban Benavides, research analyst de CBRE Chile, comenta que \u201cel mercado sigue activo y con requerimiento de oficinas peque\u00f1as. Durante el periodo de an\u00e1lisis, identificamos 130 cierres de contratos: el 49% de ellos se encuentra en los tramos de 100 a 200 m\u00b2 de oficinas, y el 22% corresponde a rangos entre 201 a 300 m\u00b2, siendo Las Condes la comuna con mayor concentraci\u00f3n de transacciones realizadas\u201d.<\/p>\n<p style=\"text-align: justify;\">Respecto de los niveles de ocupaci\u00f3n, el informe detalla que para las oficinas clase A, la tasa de vacancia del per\u00edodo registra una variaci\u00f3n al alza de 71 puntos base en relaci\u00f3n al trimestre anterior, y 168 puntos al compararlo con el mismo lapso de 2021, alcanzando al 11,83%.<\/p>\n<p style=\"text-align: justify;\">En relaci\u00f3n a las oficinas de clase B, \u201cla demanda de este tipo de espacios corresponde a un 63%, son edificios de oficinas que ofrecen buenos est\u00e1ndares y en su mayor\u00eda con habilitaci\u00f3n integrada, lo que revela c\u00f3mo se instala el fen\u00f3meno flight to quality tan com\u00fan en mercados que transitan per\u00edodos de alzas en la vacancia\u201d, explica Benavides.<\/p>\n<p style=\"text-align: justify;\">En este segmento, se registra una estabilidad en la disponibilidad con una tasa de vacancia de 13,07%, 39 puntos base por sobre el trimestre anterior y 33 puntos en relaci\u00f3n al mismo trimestre de 2021.<\/p>\n<p style=\"text-align: justify;\">&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p><em><strong>Seg\u00fan el \u00faltimo Informe de oficinas de CBRE, durante el tercer trimestre de 2022 el mercado de arriendo de oficinas se muestra activo, concentrando la demanda en espacios m\u00e1s peque\u00f1os y focalizados.
