Si bien los imponentes grandes malls urbanos dominaron el consumo y la experiencia de compra durante d\u00e9cadas, la emergencia de strip centers perif\u00e9ricos y formatos comerciales de menor escala est\u00e1 redefiniendo las estrategias de las grandes cadenas y las preferencias de los consumidores. Esto est\u00e1 ocurriendo en especial fuera de los centros urbanos.&nbsp;<\/p>\n<p style=\"text-align: justify;\">Desde el&nbsp;<a href=\"https:\/\/news.lrmcomunicaciones.cl\/l\/5vaPEy2TlGZs5iXKZpcyQw\/WZcLF9Xst0uNlwsbamucfQ\/dw2HfoWPr0xBUnpp5yS5aw\">grupo Empresas Solari<\/a>&nbsp;\u2013 que est\u00e1 llevando a cabo proyectos comerciales fuera de zonas c\u00e9ntricas \u2013 califican como s\u00f3lido el crecimiento que han tenido los stripcenters y centros comerciales vecinales en las zonas suburbanas y urbanas y que es impulsado por la demanda de conveniencia y cercan\u00eda.&nbsp;<\/p>\n<p style=\"text-align: justify;\">\u201cEstos formatos, m\u00e1s compactos y accesibles, se integran a las din\u00e1micas de comunidades locales que buscan rapidez en sus compras diarias\u201d, sostiene Fernando Solari, gerente de Operaciones del&nbsp;<a href=\"https:\/\/news.lrmcomunicaciones.cl\/l\/5vaPEy2TlGZs5iXKZpcyQw\/WZcLF9Xst0uNlwsbamucfQ\/dw2HfoWPr0xBUnpp5yS5aw\">grupo Empresas Solari.&nbsp;&nbsp;<\/a><\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/news.lrmcomunicaciones.cl\/l\/5vaPEy2TlGZs5iXKZpcyQw\/WZcLF9Xst0uNlwsbamucfQ\/dw2HfoWPr0xBUnpp5yS5aw\"><\/a>Cabe destacar que este tipo de locales comerciales se volvieron m\u00e1s atractivos para los consumidores durante la pandemia, ya que estos buscaban espacios que no fueran cerrados. \u201cLos stripcenters se consolidaron como activos confiables\u201d, dice Solari agregando que la presencia de supermercados como anclas asegura flujos estables, \u201creforzando su atractivo para inversionistas y proyectando un aumento significativo de estos proyectos en el corto y mediano plazo\u201d.&nbsp;&nbsp;<\/p>\n<p style=\"text-align: justify;\">Uno de los cuestionamientos que se ha hecho en relaci\u00f3n al auge de estos centros es si van a ir desplazando a los grandes malls urbanos. Al respecto hay miradas distintas. Desde la firma estiman que esto no ser\u00e1 as\u00ed y que el crecimiento de los stripcenters solo est\u00e1 transformando el panorama del retail, y los malls seguir\u00e1n siendo destinos para las compras especializadas y entretenimiento, mientras que estos formatos m\u00e1s peque\u00f1os atienden necesidades cotidianas con mayor proximidad.&nbsp;<\/p>\n<p style=\"text-align: justify;\">\u201cSu resiliencia durante la pandemia y su alineaci\u00f3n con comunidades que valoran la autosuficiencia los posicionan como complementarios, no como sustitutos. La descentralizaci\u00f3n y los cambios en los h\u00e1bitos de consumo impulsan esta convivencia din\u00e1mica\u201d, indica Fernando Solari.&nbsp;<\/p>\n<h3 style=\"text-align: justify;\">Ventajas comparativas<\/h3>\n<p style=\"text-align: justify;\">Al ver las similitudes y diferencias entre los malls urbanos y los stripcenters y centros vecinales, estos \u00faltimos muestran varias cualidades como la accesibilidad y ubicaciones estrat\u00e9gicas que est\u00e1n cerca de comunidades y con estacionamientos amplios.&nbsp;<\/p>\n<p style=\"text-align: justify;\">\u201cSu enfoque en servicios esenciales, como supermercados y farmacias, garantiza conveniencia y flujos constantes, incluso en crisis econ\u00f3micas. Para las marcas, los costos de arriendo y operaci\u00f3n son notablemente menores que en malls urbanos, mejorando la rentabilidad. Su dise\u00f1o flexible se adapta a las necesidades de comunidades empoderadas\u201d, resalta Solari, quien agrega que su formato m\u00e1s abierto demostr\u00f3 ser una ventaja durante la pandemia, porque atrajo a quienes buscaban espacios menos concurridos.<\/p>\n<p style=\"text-align: justify;\">Se espera que este tipo de centros comerciales crezca fuertemente en la pr\u00f3xima d\u00e9cada en \u00e1reas perif\u00e9ricas donde la urbanizaci\u00f3n avance. Un ejemplo de esta tendencia es el reciente anuncio de expansi\u00f3n de algunas grandes cadenas de supermercados, que act\u00faan como anclas, \u201casegurando estabilidad y atrayendo a inversionistas por su rentabilidad comprobada\u201d, dice el ejecutivo.&nbsp;<\/p>\n<p style=\"text-align: justify;\">Agrega que estos centros responden a la demanda de conveniencia y autosuficiencia comunitaria, consolid\u00e1ndose como una evoluci\u00f3n clave del retail.
