Con la presi\u00f3n por cumplir normativas ambientales cada vez m\u00e1s exigentes y una creciente conciencia sobre el impacto del entorno construido, la infraestructura urbana enfrenta el desaf\u00edo de operar de forma m\u00e1s eficiente, sostenible y resiliente.<\/strong><\/em><\/p>\n

Seg\u00fan la Agencia Internacional de Energ\u00eda (IEA, 2022), el sector de los edificios representa el 30% del consumo final de energ\u00eda y el 26% de las emisiones globales relacionadas con la energ\u00eda. Esto subraya la necesidad de adoptar tecnolog\u00edas que permitan un control activo del consumo y una optimizaci\u00f3n continua de los recursos.<\/p>\n

Frente a este contexto, la digitalizaci\u00f3n del sector inmobiliario se ha convertido en una herramienta clave para reducir costos operativos, mejorar el confort y cumplir con est\u00e1ndares ambientales, incluso en edificaciones peque\u00f1as y medianas. Este proceso ha sido acelerado por la expansi\u00f3n del modelo Software as a Service (SaaS), que permite acceder a soluciones avanzadas sin inversiones iniciales elevadas ni infraestructura f\u00edsica compleja.<\/p>\n

\u201cCuando hablamos de plataformas IoT y SaaS nos referimos a un cambio de paradigma: pasar de un modelo de inversi\u00f3n en capital (Capex) a uno de gasto operativo (Opex), con costos controlados, menor complejidad y mayor flexibilidad\u201d, explica \u00c1lvaro Olarte, jefe de producto Digital Building en Schneider Electric.<\/p>\n

El modelo SaaS permite que las empresas multisite<\/em> -como cadenas de retail,<\/em> cl\u00ednicas, restaurantes o colegios- centralicen datos, optimicen operaciones y escalen soluciones con rapidez. A diferencia de los sistemas tradicionales, estas plataformas funcionan por suscripci\u00f3n anual, se actualizan autom\u00e1ticamente y est\u00e1n disponibles desde cualquier dispositivo con conexi\u00f3n a internet.<\/p>\n

Y es que seg\u00fan cifras de IMARC Group (2024), el mercado de SaaS en Am\u00e9rica Latina alcanz\u00f3 los 19.180 millones de d\u00f3lares en 2024 y se espera que supere los 66.000 millones para 2033. En paralelo, el mercado regional de edificios inteligentes lleg\u00f3 a los USD 5,73 mil millones y crecer\u00e1 a un ritmo del 12,5% anual hasta 2034.<\/p>\n

En este escenario, Schneider Electric lanz\u00f3 EcoStruxure Building Activate, una plataforma IoT abierta, inal\u00e1mbrica y plug-and-play<\/em> que permite monitorear, controlar y optimizar el consumo energ\u00e9tico en tiempo real. Dise\u00f1ada para edificaciones peque\u00f1as y medianas -como farmacias, colegios, cafeter\u00edas o edificios municipales-, esta soluci\u00f3n facilita la digitalizaci\u00f3n energ\u00e9tica sin necesidad de personal t\u00e9cnico especializado ni infraestructura compleja.<\/p>\n

\u201cNuestra soluci\u00f3n colaborativa de IoT tiene una arquitectura escalable, segura y global, capaz de conectar hardware, software y servicios para maximizar la eficiencia, mejorar el confort y aumentar el valor del edificio\u201d, destaca Olarte.<\/p>\n

Los beneficios son claros: hasta un 70% de ahorro en costos de implementaci\u00f3n, un retorno estimado en menos de dos a\u00f1os y una reducci\u00f3n de hasta un 60% en emisiones operativas de carbono, seg\u00fan el tipo de instalaci\u00f3n y uso.<\/p>\n

Y es que m\u00e1s all\u00e1 del ahorro, la digitalizaci\u00f3n permite mejorar la calidad de vida de quienes habitan estos espacios. Al automatizar variables cr\u00edticas como la climatizaci\u00f3n, ventilaci\u00f3n o iluminaci\u00f3n, los edificios se vuelven m\u00e1s saludables, sostenibles y preparados para los desaf\u00edos futuros.<\/p>\n
