Hemos tomado decisiones responsables para ordenar el portafolio, mejorar nuestra eficiencia y fortalecer la posici\u00f3n financiera de la compa\u00f1\u00eda, siempre con la mirada puesta en el desarrollo del negocio core en Chile y Per\u00fa\u201d, coment\u00f3 el Gerente General de Megacentro, Claudio Chamorro.<\/p>\n<p style=\"text-align: justify;\"><strong>Foco en el core del negocio<\/strong><\/p>\n<p style=\"text-align: justify;\">Durante estos meses, se concretaron desinversiones en activos no estrat\u00e9gicos \u2014entre ellas, la venta de Fr\u00edo Lur\u00edn en Per\u00fa y de Megacentro Manor y Megacentro Miramar en Estados Unidos\u2014 operaciones que se suman a las realizadas a comienzos de a\u00f1o. Este proceso permiti\u00f3 concentrar la gesti\u00f3n en el negocio core, lo que se reflej\u00f3 en una disminuci\u00f3n de 3,28% del \u00e1rea bruta arrendable (GLA por sus siglas en ingl\u00e9s) administrada frente al mismo trimestre del a\u00f1o anterior.<\/p>\n<p style=\"text-align: justify;\">\u00a0En el plano operacional, el negocio de rentas inmobiliarias registr\u00f3 un crecimiento interanual de sus ingresos de 5,16%, compensando parcialmente la reducci\u00f3n de superficie producto de la reorganizaci\u00f3n del portafolio.<\/p>\n<p style=\"text-align: justify;\">Los ingresos totales alcanzaron CLP$48.439 millones, mostrando una variaci\u00f3n marginal de 0,24% respecto del 3T24 y reflejando estabilidad en un contexto de consolidaci\u00f3n del GLA administrado por la compa\u00f1\u00eda.<\/p>\n<p style=\"text-align: justify;\"><strong>Positiva generaci\u00f3n de ingresos<\/strong><\/p>\n<p style=\"text-align: justify;\">El EBITDA lleg\u00f3 a CLP$26.968 millones, lo que representa un incremento de 2,2% respecto del mismo per\u00edodo del a\u00f1o anterior, mientras que el margen EBITDA ascendi\u00f3 a 55,7%, impulsado por eficiencias operativas asociadas al ordenamiento del portafolio y la salida de negocios no estrat\u00e9gicos.<\/p>\n<p style=\"text-align: justify;\">En materia financiera, los pasivos totales disminuyeron 6,2% respecto al cierre de 2024, principalmente por amortizaciones y prepagos derivados de las desinversiones realizadas durante el per\u00edodo.
