Mercado log\u00edstico mantiene vacancias bajo el 4% y rentabilidades que superan al segmento residencial.<!--more--><\/p>\n<p style=\"text-align: justify;\">El mercado inmobiliario chileno comenz\u00f3 a evidenciar un cambio importante en las preferencias de inversi\u00f3n. Mientras el segmento de departamentos enfrenta una de las correcciones de precios m\u00e1s relevantes de los \u00faltimos a\u00f1os, nuevos activos como las bodegas industriales y log\u00edsticas comenzaron a ganar terreno entre inversionistas que buscan mayor estabilidad y rentabilidad.<\/p>\n<p style=\"text-align: justify;\">Seg\u00fan un an\u00e1lisis de m\u00e1s de 234 mil transacciones realizado por <a href=\"https:\/\/datainmobiliaria.cl?utm_source=chatgpt.com\">Data Inmobiliaria<\/a>, los departamentos registraron una ca\u00edda de 8,5% en los \u00faltimos 12 meses, acumulando un descenso de 12,1% en los \u00faltimos dos a\u00f1os. Comunas como Quinta Normal, Puerto Montt y Talcahuano incluso presentan bajas superiores al 15%.<\/p>\n<p style=\"text-align: justify;\">\u201cLo que estamos viendo en los departamentos no es ruido estad\u00edstico. Es una correcci\u00f3n que lleva dos a\u00f1os, que se aceler\u00f3 en los \u00faltimos doce meses y que todav\u00eda no muestra se\u00f1ales de piso\u201d, explica Mat\u00edas C\u00e1nepa, CTO de Data Inmobiliaria.<\/p>\n<p style=\"text-align: justify;\">En paralelo, el mercado log\u00edstico comenz\u00f3 a posicionarse como una alternativa cada vez m\u00e1s atractiva frente a activos tradicionales como departamentos, oficinas o locales comerciales. El crecimiento del e-commerce, la log\u00edstica de \u00faltima milla y la expansi\u00f3n empresarial han impulsado una demanda sostenida por infraestructura industrial de mayor est\u00e1ndar.<\/p>\n<p style=\"text-align: justify;\">Actualmente, la vacancia de bodegas clase A en la Regi\u00f3n Metropolitana se sit\u00faa en torno al 3,4%, seg\u00fan el informe Market Beat Industrial Santiago T4 de Cushman &amp; Wakefield, reflejando un mercado estrecho y altamente competitivo.<\/p>\n<p style=\"text-align: justify;\">\u201cHoy, si se comparan distintas clases de activos como multifamily, comercial, oficinas e industrial, se observa una diferencia relevante en sus tasas de descuento. En el caso de los departamentos, la rentabilidad se ha visto ajustada, ya que muchas veces el arriendo no logra cubrir el dividendo ni otros costos asociados. En cambio, las bodegas en condominio presentan tasas atractivas para inversionistas, con una rentabilidad estimada de UF +10% anual\u201d, se\u00f1ala Marco Mor\u00e1n, Gerente de Inversiones de Grupo Campos.<\/p>\n<p style=\"text-align: justify;\">Desde la industria explican que este tipo de activos responde a una l\u00f3gica distinta al mercado habitacional, ya que su desempe\u00f1o est\u00e1 directamente vinculado al crecimiento econ\u00f3mico y a la actividad empresarial, especialmente en zonas urbanas donde la disponibilidad de suelo industrial comenz\u00f3 a reducirse.<\/p>\n<p style=\"text-align: justify;\">\u201cLa disponibilidad de suelo industrial en zonas estrat\u00e9gicas, especialmente dentro del per\u00edmetro de Am\u00e9rico Vespucio, se ha reducido progresivamente, lo que ha elevado las barreras de entrada para nuevos desarrollos y presionado al alza los precios. En este contexto, vemos un creciente inter\u00e9s de inversionistas por las bodegas en condominio como alternativa a los departamentos, con opciones que entregan mayor certeza y rentabilidad\u201d, agrega Mor\u00e1n.<\/p>\n<p style=\"text-align: justify;\">Actualmente, el mercado ofrece alternativas tanto para grandes inversionistas como para perfiles individuales, con proyectos desde 117 m\u00b2 y un escenario donde la alta demanda log\u00edstica contin\u00faa consolidando el atractivo de este tipo de activos.<\/p>\n<p style=\"text-align: justify;\">\u201cPara quien tiene horizonte de largo plazo y capacidad de esperar, los precios de entrada de hoy son objetivamente m\u00e1s bajos que los de hace 12 y 24 meses.
