De acuerdo con el informe Latam Market Figures Q1 2026 de CBRE, la vacancia cay\u00f3 a 9,6%, su menor nivel en cinco a\u00f1os, mientras que las rentas prime aumentaron 9,2% interanual, posicionando a la capital entre los mercados con mejor desempe\u00f1o de la regi\u00f3n. Adem\u00e1s, Santiago registr\u00f3 la segunda menor tasa de vacancia entre los principales mercados de oficinas latinoamericanos analizados por CBRE, s\u00f3lo detr\u00e1s de Bogot\u00e1.<\/p>\n<p style=\"text-align: justify;\">La evoluci\u00f3n en los indicadores responde a una demanda sostenida por espacios corporativos de calidad. Durante el primer trimestre de 2026, la disponibilidad de oficinas Clase A cay\u00f3 a 9,2%, reflejando una mayor ocupaci\u00f3n de edificios de alto est\u00e1ndar y una tendencia de las empresas a privilegiar ubicaciones estrat\u00e9gicas, eficiencia operativa y mejores condiciones para sus colaboradores.<\/p>\n<p style=\"text-align: justify;\">A diferencia de ciclos anteriores, \u00e9ste ha estado marcado por una oferta limitada de nuevos proyectos. Durante el primer trimestre de 2026 no ingresaron nuevos edificios Clase A al mercado, marcando el segundo per\u00edodo consecutivo sin incorporaciones de este tipo. Esta combinaci\u00f3n de menor disponibilidad y escasa oferta ha contribuido a acelerar la recuperaci\u00f3n de las rentas.<\/p>\n<p style=\"text-align: justify;\">Los resultados observados en Santiago se enmarcan en una tendencia positiva para el mercado de oficinas latinoamericano. Seg\u00fan el reporte, los principales mercados de la regi\u00f3n registraron durante los \u00faltimos 12 meses una absorci\u00f3n neta equivalente al 2,8% de su inventario total, muy por encima del 0,8% observado en los principales mercados de Estados Unidos, Canad\u00e1 y Europa. Este desempe\u00f1o ha permitido que la vacancia regional alcance su nivel m\u00e1s bajo desde 2020.<\/p>\n<p style=\"text-align: justify;\">En este contexto, Santiago se ubic\u00f3 como el tercer mercado con mayor crecimiento de rentas prime de Latinoam\u00e9rica, s\u00f3lo detr\u00e1s de Monterrey y Guadalajara. Asimismo, mantiene su posici\u00f3n como el tercer mercado de oficinas m\u00e1s grande de la regi\u00f3n, con cerca de 4,9 millones de metros cuadrados de inventario, consolidando su relevancia dentro del escenario corporativo latinoamericano.<\/p>\n<p style=\"text-align: justify;\">\u201cLa ca\u00edda sostenida de la vacancia confirma que el mercado de oficinas de Santiago est\u00e1 entrando en una nueva etapa del ciclo inmobiliario de oficinas.
