Su nivel de vacancia disminuy\u00f3 un 35% respecto al periodo anterior, cerrando con un 4,64% de espacios disponibles para arriendo, y un precio promedio de 0,116 UF\/m2, levemente inferior a los 0,120 UF\/m2 registrado durante el primer semestre.<\/p>\n<p style=\"text-align: justify;\">Juan Eduardo Labb\u00e9, director ejecutivo de GPS Property, puntualiz\u00f3 que \u201ceste semestre, se absorbieron cerca de 200.000m2 de bodega, lo cual es una cantidad muy importante de superficie y demuestra la fortaleza de la demanda por espacios de almacenaje. Asimismo, los 58.000 m2 de nuevas bodegas que ingresaron al corredor Poniente entraron al mercado 100% colocados. Lo anterior, se debe en parte al gran aumento del comercio electr\u00f3nico que se ha generado a rai\u0301z de la pandemia, junto con el aumento en la demanda de bodegas para arriendo por parte del retail en la segunda parte del an\u0303o\u201d.<\/p>\n<p style=\"text-align: justify;\">Cabe mencionar tambi\u00e9n que, durante el segundo semestre de 2020, se registr\u00f3 el ingreso de 80.000 m2 al mercado, correspondientes a expansiones dentro de centros de bodegaje existentes. \u201cCuatro importantes centros de almacenamiento optaron por ampliar sus espacios para cubrir la alta demanda, estos son BFC Parque Log\u00edstico ENEA, Alto Portezuelo, Megacentro Miraflores III, y Megacentro ENEA. Asimismo, de los 213.000 m2 con disponibilidad inmediata, el 53% se concentra en el corredor Poniente, mientras que el corredor Sur presenta una importante baja en la disponibilidad, pasando de 11% a 1%, lo que evidencia la necesidad de nuevos espacios en la zona\u201d, indica Labb\u00e9.<\/p>\n<p style=\"text-align: justify;\">Se estima que el 2021 podri\u0301an ingresas ma\u0301s de 150.000 m2 de nuevos espacios al mercado entre bodegas clase I y II, donde destaca el nuevo centro de Anya en el corredor Nor Poniente, Procentro con su proyecto de bodegas clase II al corredor Norte y la primera etapa de Megacentro Buenaventura. Los valores de arriendo debiesen mantenerse estables en el rango 0,115 \u2013 0,120 UF\/m2 en los pr\u00f3ximos semestres, seg\u00fan se\u00f1ala el informe.<\/p>\n<p style=\"text-align: justify;\">Por su parte, Fernando Urenta, gerente general de Bodenor Flexcenter, se\u00f1ala que se encuentran optimistas respecto del 2021, \u201cprobablemente en el segundo semestre, la economi\u0301a repuntara\u0301 y asi\u0301 tambie\u0301n el comercio, lo que gatillara\u0301 lentamente la demanda por nuevas bodegas que cumplan con esta\u0301ndares ma\u0301s exigentes. Por esta razo\u0301n, hemos iniciado la construccio\u0301n de un nuevo proyecto de bodegas en ENEA, con el cual esperamos tener disponibles 46.000m2 a fines del an\u0303o 2021\u201d.<\/p>\n<p style=\"text-align: justify;\">En el mercado de bodegas Clase I, Bodegas San Francisco mantiene el primer lugar con una participacio\u0301n de un 33% del total, distribuidos en 8 centros.
