Su positivo rendimiento mantiene por tercer per\u00edodo consecutivo la tasa de vacancia a la baja, alcanzando un 16,3%, el menor nivel de esta ratio desde 2019. <a href=\"http:\/\/www.revistalogistec.com\/ediciones_pdf\/GPS_Mini_Bodegas_1S_2021.pdf\" target=\"_blank\" rel=\"noopener\">DESCARGA INFORME AQUI<\/a><\/p>\n<p style=\"text-align: justify;\">El mercado de mini bodegas mantiene un rendimiento positivo en sus principales indicadores durante la primera parte del 2021. Seg\u00fan detalla el informe al primer semestre de 2021 de la consultora inmobiliaria GPS Property, la tasa de vacancia disminuye por tercer per\u00edodo consecutivo, registrando una nueva ca\u00edda con respecto a noviembre de 2020, de 21,6% a 16,3%, alcanzando el menor nivel de esta ratio desde 2019.<\/p>\n<p style=\"text-align: justify;\">Juan Eduardo Labb\u00e9, director ejecutivo de GPS Property, destaca el importante aumento de las empresas como usuarios de este servicio inmobiliario. \u201cDurante el \u00faltimo a\u00f1o, a ra\u00edz de la pandemia, la b\u00fasqueda de nuevos canales de venta ha fortalecido el e-commerce y la necesidad de las pymes de buscar nuevos lugares para almacenar sus productos y desarrollar la log\u00edstica de entrega a los clientes finales. En este punto es donde las minibodegas han sido actores fundamentales, alcanzando una absorci\u00f3n de 15.099m2 durante el \u00faltimo periodo, lo cual reafirma la fortaleza de la demanda que existe de espacios adecuados a las necesidades, arriendos por tiempos m\u00e1s acotados, as\u00ed como mayor cercan\u00eda con los polos residenciales para facilidad de \u00faltima milla\u201d.<\/p>\n<p style=\"text-align: justify;\">Eduardo P\u00e9rez, Gerente de desarrollo DLS &#8211; desarrolladores de MiniStorage, operador que ingreso al mercado el a\u00f1o pasado en Ciudad Empresarial-, confirma la tendencia se\u00f1alando que \u201cantes, la proporci\u00f3n entre empresas y personas naturales era de 25% vs 75%, hoy pr\u00e1cticamente tienen el mismo porcentaje. Sin dejar de lado a las personas naturales, pensamos que a futuro las empresas seguir\u00e1n aumentando su demanda por minibodegas\u201d.<\/p>\n<p style=\"text-align: justify;\">Pese al complejo escenario que ha planteado la pandemia en el rubro de construcci\u00f3n, se registra el ingreso de Real Storage como nuevo operador de mercado y de 8.500 m\u00b2 de nuevos centros y ampliaciones, lo que se traduce en un crecimiento del 4% durante los \u00faltimos seis meses, alcanzando un stock total de 240.000 m\u00b2 y 79 centros de almacenaje reducido.<\/p>\n<p style=\"text-align: justify;\">A su vez, se espera que el mercado se siga expandiendo. De acuerdo al informe, se espera un crecimiento del sector de un 22% hacia 2024, con el ingreso de 12 nuevos proyectos de mini bodegas en la Regi\u00f3n Metropolitana hacia esa fecha y una marcada tendencia de sus ubicaciones en el sector oriente de la capital. \u201cEntre estos proyectos destacan el N\u00facleo Los Trapenses de Mi Bodega y el proyecto de Aki KB en \u00d1u\u00f1oa, para el 3er y 4to trimestre de este a\u00f1o, y el ingreso de BLT Pe\u00f1alolen el primer trimestre de 2024\u201d, apunta Labb\u00e9.<\/p>\n<p style=\"text-align: justify;\">El precio de arriendo de mini bodegas se mantiene estable con un leve aumento respecto al per\u00edodo anterior, cerrando en 0,42 UF\/m\u00b2.
