Para este segundo semestre se proyecta una gran demanda en este mercado, el que al enfrentarse a una baja vacancia, optar\u00e1 por aquellos proyectos que otorguen flexibilidad en la construcci\u00f3n a la medida y\/o por la superficie que est\u00e1 en construcci\u00f3n.<\/p>\n<p style=\"text-align: justify;\">Una reducci\u00f3n de 84% en la superficie disponible para bodegas, respecto del primer semestre de 2020, arroj\u00f3 el informe de la empresa internacional de servicios inmobiliarios Cushman &amp; Wakefield. \u201cEsta cifra indica que estamos con una vacancia m\u00ednima hist\u00f3rica para los \u00faltimos 7 a\u00f1os que alcanza 1,48%\u201d, afirma V\u00edctor Mu\u00f1oz, Market Research de la empresa.<\/p>\n<p style=\"text-align: justify;\">A inicios del a\u00f1o pasado la pandemia gener\u00f3 un sobre-stock en los dep\u00f3sitos de varias empresas de consumo masivo afectando los \u00edndices de venta, sin embargo, m\u00e1s tarde el confinamiento produjo un dinamismo que deton\u00f3 fuertemente la demanda de bodegas. \u201cUn efecto de ello es que durante los tres primeros meses de este a\u00f1o el comercio online de retail aument\u00f3 195%, de acuerdo a cifras de la CNC, lo que unido a proyecciones econ\u00f3micas favorables de parte del Banco Central para el segundo semestre de este a\u00f1o, ha repercutido en que algunas empresas tomen acciones para ampliar sus operaciones estrat\u00e9gicas y prepararse para los a\u00f1os venideros\u201d, afirma Mu\u00f1oz.<\/p>\n<p style=\"text-align: justify;\">SUBMERCADOS<\/p>\n<p style=\"text-align: justify;\">Durante el primer semestre de este a\u00f1o, el volumen de arriendo se triplic\u00f3 a nivel interanual, concentr\u00e1ndose en su mayor\u00eda en los submercados Poniente (con 194.101 m2) y Norponiente (36.300 m2). Destac\u00f3 el primer submercado mencionado, ya que pr\u00e1cticamente toda la absorci\u00f3n se debe a las empresas del rubro de retail, que se est\u00e1n preparando para una reactivaci\u00f3n en la econom\u00eda y un mejor desempe\u00f1o en el canal de ventas online durante el segundo semestre.<\/p>\n<p style=\"text-align: justify;\">Tambi\u00e9n han existido algunos retrasos en las construcciones, debido al alza de precio en los materiales, demoras en la log\u00edstica mar\u00edtima, alza del valor de los commodities, el costo del transporte internacional y las cuarentenas impulsadas por el Gobierno para resguardo sanitario. \u201cPor lo mismo, se espera que ingresen 138.000 m2 para el segundo semestre en el submercado Norte, en Megacentro, mientras que para el pr\u00f3ximo a\u00f1o hay proyectado 305.000 m2 en bodegas clase A, en edificaciones que a\u00fan no comienzan las obras\u201d, afirma Mathieu Meot, Broker de Cushman &amp; Wakefield.<\/p>\n<p><a href=\"https:\/\/bit.ly\/elogisticsday_2021\" target=\"_blank\" rel=\"noopener\"><img decoding=\"async\" src=\"https:\/\/www.revistalogistec.com\/wp-content\/uploads\/2021\/08\/banner_articulos_evento.jpg\" alt=\"banner articulos evento\" \/><\/a><\/p>\n<p style=\"text-align: justify;\">PROYECCIONES<\/p>\n<p style=\"text-align: justify;\">Las bodegas clase A mantienen un bajo nivel de vacancia desde el \u00faltimo per\u00edodo del a\u00f1o 2020, llegando a 9.730 m2 disponibles, concentrado totalmente en el submercado Norponiente. Esto traer\u00e1 consecuencias para las empresas con est\u00e1ndares internacionales que requieran mayor espacio, por lo que el built to suit tender\u00eda a ir en aumento.&nbsp;Durante este primer semestre los precios aumentaron un 11% de manera general, llegando a 0,120 UF\/m2 (en clase A alcanzan 0,133 UF\/m2 y clase B 0,117 UF\/m2).<\/p>\n<p style=\"text-align: justify;\">Cushman &amp; Wakefield proyecta para el segundo semestre que los precios sigan al alza, debido a la baja oferta disponible y a la gran demanda por bodegas las que, al enfrentarse a una baja vacancia en el mercado, optar\u00e1n por aquellos proyectos que otorguen flexibilidad en la construcci\u00f3n a medida y\/o por la superficie que est\u00e1 en construcci\u00f3n, como es el caso en algunas bodegas del submercado Norte que tienen 26.000 m2 para entrega en octubre y entrar\u00edan arrendadas.<\/p>\n","protected":false},"excerpt":{"rendered":"<p style=\"text-align: justify;\">Las bodegas clase A mantienen un bajo nivel de vacancia desde el \u00faltimo per\u00edodo del a\u00f1o 2020, llegando a 9.730 m2 disponibles, concentrados en el submercado Norponiente.
