A su vez, la oferta sigue en expansi\u00f3n con la incorporaci\u00f3n de un nuevo centro de almacenamiento reducido emplazado en la comuna de La Reina.<\/p>\n<p style=\"text-align: justify;\">La importancia que ha adquirido la llamada \u201c\u00faltima milla\u201d en las pymes y empresas log\u00edsticas, ha impulsado fuertemente la demanda por el mercado de mini bodegas, el que al cierre de octubre de 2021 mantiene la tendencia hacia la baja en su tasa de vacancia, observada desde fines de 2019. Seg\u00fan destaca el <a href=\"http:\/\/www.revistalogistec.com\/ediciones_pdf\/GPS_Mini_Bodegas_Noviembre_2021.pdf\" target=\"_blank\" rel=\"noopener\">Departamento de Estudios de GPS Property<\/a>, la tasa de vacancia cae de 16,2% en mayo a 12,1% de disponibilidad durante el \u00faltimo trimestre. Esta vacancia equivale a 27.500 m\u00b2 para arriendo inmediato de mini bodegas.<\/p>\n<p style=\"text-align: justify;\">Juan Eduardo Labb\u00e9, director ejecutivo de GPS Property, destaca que \u201cdurante este a\u00f1o se observa una absorci\u00f3n acumulada de 28.000 m\u00b2, cifra que supera por 12.000 m\u00b2 al 2020, confirmando el buen rendimiento que experimenta esta clase de activos. A su vez, la oferta sigue en expansi\u00f3n, por lo que se esperan 18 nuevas sucursales o ampliaciones de centros existentes para el corto y mediano plazo, equivalentes a cerca de 86.000 m\u00b2, lo que aumentar\u00e1 el stock de mini bodegas en un 35% para fines de 2024, con una tasa promedio de crecimiento semestral del 5,8%\u201d.<\/p>\n<p style=\"text-align: justify;\">Entre los factores que han influido positivamente en la demanda de este mercado, Jaime D\u00edaz Garc\u00eda&nbsp;gerente Self Storage &#8211; Mr. Storage de Grupo Patio, destaca el aumento de pymes que han requerido espacios para almacenar sus productos y, desde ah\u00ed, despacharlos; y las mudanzas, que se han mantenido muy din\u00e1micas dado que las personas naturales necesitan lugares adecuados para conservar sus pertenencias. \u201cHemos alcanzado m\u00e1s de 600 clientes, entre pymes y particulares, con una alta satisfacci\u00f3n y demanda por nuestro servicio. Asimismo, estamos avanzando para tener disponible un servicio 100% digital y una operaci\u00f3n sin contacto, donde el cliente pueda hacer todo&nbsp;desde su tel\u00e9fono: desde firmar el contrato hasta abrir la bodega\u201d.<\/p>\n<p style=\"text-align: justify;\">Similar opini\u00f3n mantiene Gustavo Swett, gerente general de MiBodega -filial de Red Megacentro- quien se\u00f1ala que \u201ctanto Pymes y emprendedores como clientes particulares, han aumentado la demanda por minibodegas, respondiendo al boom del e-commerce y tambi\u00e9n a la necesidad de maximizar espacios en las viviendas. En MiBodega seguimos liderando el segmento \u201cSelf Storage\u201d con cobertura nacional, en formatos que van desde 1 hasta 100 m2 y creamos el servicio Mi-Box, en el cual se lleva una bodega al domicilio para que este la cargue y, posteriormente, Mi-Box la retira y la lleva al centro de acopio, donde permanece hasta que el cliente solicite su devoluci\u00f3n\u201d.<\/p>\n<p style=\"text-align: justify;\">Actualmente, el mayor n\u00famero de Bodegas para arriendo de hasta 30 m\u00b2 de superficie \u00fatil, se ubican en la comuna de Santiago, seguido de Huechuraba y Las Condes. No obstante, los proyectos futuros se concentrar\u00e1n en los corredores Oriente, Centro y Sur Oriente de la capital, seg\u00fan se\u00f1ala el estudio de la consultora inmobiliaria. El precio de arriendo se mantiene estable respecto al per\u00edodo anterior, cerrando en 0,42 UF\/m\u00b2. Los valores m\u00e1s altos se registran en los corredores Oriente y Norte, con un promedio de 0,47 y 0,43 UF\/m\u00b2, respectivamente, en tanto el Sur Oriente presenta los precios m\u00e1s bajos del mercado, con un valor promedio de 0,37 UF\/m2.<\/p>\n<p style=\"text-align: justify;\">\u201cLa tendencia internacional, de pa\u00edses desarrollados como Estados Unidos, Reino Unido o Australia, cuyo promedio alcanza los 0,368 m2 por habitante, es un fuerte indicador del auge sostenido que tendr\u00e1 este mercado, el que cada vez m\u00e1s privilegiar\u00e1 posiciones en polos de alta densidad, para cumplir con la demanda comercial de \u201c\u00faltima milla; peque\u00f1os centros de acopio o incluso como oficinas-conteiner que permitan mantener un lugar de trabajo cerca de la familia pero fuera de la casa, por lo que a\u00fan hay un importante margen de crecimiento para el mercado de mini bodegas\u201d, enfatiza Labb\u00e9.<\/p>\n<p style=\"text-align: justify;\">Por su parte, Rafael P\u00e9rez, gerente general de BLT Minibodegas, complementa esta informaci\u00f3n comentando que \u201ceste \u00faltimo tiempo, se ha visto un cliente con mayor conocimiento sobre qu\u00e9 son las minibodegas, lo cual indica que seguimos avanzando en la curva de maduraci\u00f3n del mercado, eso s\u00ed a\u00fan lejos de pa\u00edses m\u00e1s avanzados como Estados Unidos o Australia.
