Con una experiencia de m\u00e1s 50 a\u00f1os en el mercado mundial, la empresa desarrolla principalmente dos l\u00edneas de negocios: una de ellas, es la peque\u00f1a y mediana bodega y, otra corresponde a los centros de distribuci\u00f3n que se dise\u00f1an y proyectan sobre pedidos concretos (Build to suid). Los altos est\u00e1ndares de construcci\u00f3n le permiten a Grupo Campos garantizar a sus clientes una buena operatividad de sus procesos log\u00edsticos y administrativos en sus instalaciones.<\/p>\n

MERCADO EN DESARROLLO<\/p>\n
Y ha sido este crecimiento y reconocimiento el que hoy avala a la empresa, quien analiza el actual mercado inmobiliario log\u00edstico, el cual no ha estado ajeno a los vaivenes de los \u00faltimos a\u00f1os.<\/p>\n
\u201cEstamos pasando por un momento bien especial para la industria inmobiliaria sobre todo en el \u00e1mbito log\u00edstico con vacancias cercanas al 0% y con una demanda muy activa el 2022 que se presenta como un a\u00f1o lleno de desaf\u00edos. Si bien, estas son muy buenas noticias para los Desarrolladores, no todo es miel sobre hojuelas. El 2021 cerramos con un 30% de alza de los materiales de construcci\u00f3n, impactando fuertemente al acero y el hormig\u00f3n; una cadena de suministros que est\u00e1 muy afectada a nivel global que hace que los materiales adem\u00e1s no tengan disponibilidad; y finalmente, la escasez de mano de obra en estos dos \u00faltimos trimestres han sido hechos que han marcado el 2021 y seguir\u00e1n el presente a\u00f1o\u201d, asegura S\u00e1nchez.<\/p>\n
Dicho esto, el gerente recalca lo activo del mercado con desarrolladores que \u201cest\u00e1n trabajando para inyectar m2 a la mayor velocidad posible, a\u00fan cuando generalmente esos metros ya vienen precolocado\u201d.<\/p>\n
Por otra parte, los valores de arriendo -seg\u00fan S\u00e1nchez- han experimentado un aumento debido a los costos de construcci\u00f3n, pero tambi\u00e9n debido a la poca oferta que hay disponible en la regi\u00f3n, \u201cd\u00e9ficit que vemos que se va a mantener al menos hasta el 2024 donde se podr\u00edan emparejar las curvas de demanda v\/s oferta y volver a llegar a vacancias cercanas al 5% a 8% al a\u00f1o.<\/p>\n
2021: EL A\u00d1O DE LA CONSOLIDACI\u00d3N<\/p>\n
Continuando con el an\u00e1lisis, Rodrigo S\u00e1nchez ahonda sobre los hitos de Grupo Campos el 2021, \u201ca\u00f1o donde consolidamos nuestra posici\u00f3n en el mercado chileno, alcanzando los 500 mil m2 construidos\u201d. As\u00ed, la compa\u00f1\u00eda ha logrado consolidar las marcas del grupo como AvanzaPark, Campos Inmobiliaria, Constructora AvanzaPark y WeStorage, \u201cdespu\u00e9s de haber hecho un refresco de ellas el 2020, abrimos l\u00edneas de financiamiento para apalancar nuestro futuro crecimiento a nivel nacional con un Fondo de Land Banking con el Banco BCI y estamos estructurando otra figura que pronto comunicaremos al mercado\u201d.<\/p>\n
As\u00ed, la compa\u00f1\u00eda ha sumado m\u00e1s de 120 mil m2 de centros de distribuci\u00f3n en formato multiclientes, adem\u00e1s comercializ\u00f3 m\u00e1s de 200 bodegas en el formato de bodegas PYME AvanzaPark y firm\u00f3 contratos de BTS por m\u00e1s de 80 mil m2.
Entender el desarrollo del mercado, le permite a Grupo Campos hacer una lectura correcta de la evoluci\u00f3n del cliente y as\u00ed responder a sus necesidades. \u201cEstamos innovando, presentando ofertas que no exist\u00edan en ciertas ubicaciones convencidos en la fuerza de las Pymes de este pa\u00eds y de su capacidad de capitalizar su esfuerzo en sus bodega\u201d, afirma el ejecutivo.
As\u00ed, para este 2022, en t\u00e9rminos de crecimiento y expansi\u00f3n, la empresa se enfocar\u00e1 su
expansi\u00f3n en regiones, donde \u201cya tenemos una posici\u00f3n tomada en Coquimbo y estamos viendo otras en el sur. Seguiremos consolidando el sector sur de Santiago como polo log\u00edstico, algo que ya partimos el a\u00f1o pasado con 2 desarrollos importantes de m\u00e1s de 35 hect\u00e1reas en san Bernardo, y continuando este 2022 con 3 desarrollos m\u00e1s en la misma comuna con mucho \u00e9nfasis en el Acceso Sur, donde creemos lograremos posicionar grandes proyectos log\u00edsticos en una zona con excelente conectividad y accesibilidad\u201d.<\/p>\n
